Having to arrange a house clearance can be a difficult time for family members and executors, which is why our clearance team are dedicated to providing a professional and empathetic service.

Whilst the value of most second-hand items, furniture and antiques have fallen over the last few years, clearing a property through an auction house ensures that you obtain market value for any saleable items. The major exception to this is gold, which is probably as expensive today as it has ever been. Whilst a jeweller will pay you a 'scrap' price for gold jewellery, our auction house will generally obtain a higher price for the value of the jewellery, rather than the scrap.

We offer a free, no obligation valuation service for properties all over the North-West of England, and any items collected on our initial visit incur no collection charges.

We run an 11,000 sq ft auction house, holding regular fortnightly auctions and a number of specialist auctions. All of our auctions allow online bidding, but unlike many other auctions, we also encourage customers to view and bid in person.

What is saleable and unsaleable?

Best sellers at auction at the moment include jewellery, silver, wrist and pocket watches, unusual collectables, early period Oriental items, enamel signs, early transport memorabilia, toys (particularly good clean trains, vintage computer games and diecast), militaria, coins and mid-century furniture. 

Unsaleable items include most upholstered furniture such as beds, three-piece-suites and similar, which no longer sell, even if in good condition. This is also the case with much large furniture, such as wall display units, bookcases and wardrobes, reproduction furniture and dining suites in general. Ceramics by quality makers still sell, although in most cases, at far lower prices than previously. Crystal (other than Waterford) is a poor seller, as is most other glass. White goods sell for a small fraction of their original purchase price. Modern working tools can sell reasonably well, but old and rusted tools struggle. Clothing (if new with tags) will sell, used or worn clothing will not. Books are very difficult to sell now, and most end up recycled.  

How much does does a house clearance cost?

Every property is different, and it is not possible to give a price without viewing in person. We will normally provide two quotes: a lower quote for the cost of removing only the saleable items for entry into auction, and a higher quote for carrying out a full property clearance with disposal of unsaleable items. The difference between the quotes may well be substantial, given the high costs of waste disposal (we are licensed waste carriers).

How do I pay for a house clearance?

If the value of the saleable items is likely to approach or exceed the cost of the clearance, no charge is made until the items have been sold. If the value of the saleable items is likely to be outweighed by the clearance cost, the work is invoiced on completion and the monies from the sale of goods are sent to the estate or nominated account later. In this case, we may offer a lower charge for clearance which will have no further remittance from the sale of anything in the property. This gives the estate a known fixed cost.

How much notice do you need?

We can normally view and quote a house clearance within three working days. If you wish to go ahead with a clearance, we can normally commence work within a fortnight of confirmation.

Do I need to attend the property?

We deal regularly with estates where the executor or relatives live a distance away, sometimes abroad. We do need to access the property, but we can arrange to collect keys from solicitors, estate agents or neighbours - both for quotations and for the clearance itself. On completion, the keys will be returned. 

Will it be cheaper if I get rid of the rubbish?

Our price for full clearance will be higher than for collection of saleable items - however, many good and useful items have no commercial value in the current market as outlined above, and conversely, some tatty old and dirty items may well be saleable. We would advise you to dispose of as little as possible until our valuer has attended.
